Will Your NJ HOA Approve Permanent Outdoor Lights? What Boards Actually Ask

New Jersey has thousands of homeowner associations – from age-restricted communities in Ocean and Monmouth counties to townhome associations in Bergen and new-construction developments in Somerset and Mercer. Nearly all of them have architectural review rules, and nearly all of them say yes to Happy's Lighting. Here is why, and how to make the application painless.
What the board is worried about
In our experience, HOA questions fall into five buckets:
- "Will it be visible during the day?" The track is color-matched to your soffit or fascia and sits behind the trim; the lights are clear, about the size of a quarter, and sit flush. From the street the system is nearly invisible when off. We provide daytime photos of homes with your trim color.
- "Are there wires or boxes on the outside of the house?" No. All wiring is enclosed in the track, jumps between rooflines run through the attic, and the controller and power supplies are installed indoors.
- "Is it too bright or the wrong color?" The warm-white accent preset is 2700K – the same as traditional soffit lighting – at 21 lumens or less per bulb. Many communities simply write "warm white only, holidays excepted" into the approval.
- "Will it be on all day / all night?" Schedules follow sunset and sunrise automatically, with optional off times (for example 11 pm). Lights never run in daylight unless you tell them to.
- "Is it safe and insured?" The lights and controller are UL certified and ETL listed, the system is low voltage (48 V DC), and Happy's Lighting is fully insured.
What to submit
Most ARC applications need:
- A short description of the product (we supply the one-page fact sheet)
- Daytime and nighttime photos of a similar home
- The track color you will be using
- Your intended schedule (e.g. warm white, sunset to 11 pm; holiday colors Thanksgiving to New Year's)

Tips that speed up approval
- Lead with the daytime photo. It answers the question boards care about most.
- Offer a warm-white default. Boards relax when the everyday look matches existing soffit lights.
- Mention security. Motion-triggered bright white via Alexa or Google Home is a community safety benefit.
- Ask about a community program. Several associations have standardized on Happy's so every home uses the same track color and schedule – we offer group pricing for 5+ homes.
Already have a "no permanent decorations" rule?
